DNS question

Hello group, I have to setup web servers on Solaris, It is going to be two
servers but they will be in two different locations. I want to have DNS
entry for both of those IP's that will point into one www server. Everything
looks simple and not complicated but question came up as such. I want first
server in NY location to be up all the time and server in London to be down
except of emergency and maintenance windows. Question. If you try to resolve
the name and one of the servers is down, you get both of the IP's, will you
get page not found? Or will web browser's be smart enough to try the other
one and get to the working server?
